This client reached out with a screened deck that had been patched and re-coated over the years — but it was no longer holding up. The deck boards were warped, the framing was out of level and out of plumb, and the original screen was failing to keep insects out due to large gaps around the stone facade.

We preserved what could be saved, corrected what had failed, and rebuilt everything else to make this sun porch structurally sound, properly sealed, and ready to be enjoyed year-round.

Scope of Work

Removed warped and over-coated decking

Repaired portions of the floor framing

Rebuilt porch framing to restore plumb and level

Custom-installed sealed screen framing around the full perimeter

Extended screen coverage around the stone wall to block bug intrusion

Secured all fasteners with corrosion-resistant hardware

Cleaned, inspected, and sealed the space for final walkthrough

Estimated Labor Cost: $15,000 to $25,000

Final cost covered full structural repair, decking replacement, screen installation, debris haul-away, and also included relocation of electrical and under-deck water deterrent system.
Materials were provided with homeowner input.
